Different Cloud Types and Rain Indicators in Nearby Locations

I’m having trouble understanding the forecast.
In the white clouds, it shows rain near Hidrolândia, but in Frecheirinhas the clouds are gray with lightning.
Could someone explain why nearby locations show such different cloud types and precipitation indicators?
